Nobody local publishes these. I do not know why.

Out of roughly twenty firms working this stretch of coast, two put a price anywhere on their website. The rest want you to ring up so they can size you up first. Here is the whole list. If your job is unusual it will cost more and I will say so before I start, not after.

The minimum job is £150. Small patios cost the minimum whatever the rate works out at, and that catches more people out than the rate ever does.

How it works

Four steps, and one of them is me telling you to wait

  1. 01

    Send me photos

    Two or three from different angles, and a rough size. Paces across by paces deep is fine. Photos are what let me price a job properly without driving over to look at it, which is why I would rather have them than a phone call.

  2. 02

    A fixed price, in writing

    You get a number, not a day rate and not a range. It says what is included, what the re-sanding covers, and how long I expect to be there. If the job turns out bigger than I judged, that is my problem and the price stays where it is.

  3. 03

    The clean

    Rotary surface cleaner over the open areas, a lance along the edges and awkward corners, then the joints refilled with kiln-dried sand once the surface is dry enough to take it. A 25m² patio is about three hours. Forty square metres is most of a day.

  4. 04

    Sealing, if you want it, on another day

    Sealer needs the surface dry the whole way through, which is two or three dry days after a wash. So it is a second visit. Anyone offering to seal the same afternoon is either not sealing it or is about to waste your money, and rain within eight hours of application ruins it, so I will not seal on a doubtful forecast.

Four things that actually separate me from the next quote

The prices are on the website

You can work out roughly what your job costs before you speak to me. That is not generosity, it is just how I would want to buy something. It also means I cannot quietly charge the house with the new car on the drive more than the one without.

Fixed written quotes, never a day rate

A day rate rewards me for working slowly. A fixed price rewards me for being good at it. You get a number before I start and it does not move because the job took longer than I thought.

Re-sanding is part of the job

The sand in block paving joints is structural. It spreads the load between blocks and lets the surface work as one piece. Washing it out and leaving it out is how drives start rocking and edges start chipping, and it is the single most common corner cut in this trade.

Sealing offered honestly, not pushed

On block paving a joint-stabilising sealer earns its money. On dense porcelain it is close to pointless and I will tell you so. Sealing is a second visit on a dry forecast, and on plenty of jobs my advice is not to bother.

Questions

The ones I actually get asked

Does jet washing damage block paving?

It can, and most of the damage I get called out to fix was done by someone standing too close with a turbo nozzle. Held at the wrong angle it strips the joint sand out, scours the face off the block and leaves tiger stripes you cannot undo. Done properly it is a rotary surface cleaner at a controlled distance, a wider fan on the edges, and kiln-dried sand back in the joints afterwards. The sand is the part people skip, and it is the part that holds the whole drive together.

How often should a patio or driveway be cleaned?

Twelve to twenty-four months for most places. North-facing, under trees, or within sight of the sea and it will be at the shorter end. A south-facing drive in the open can go three years. If it is slippery underfoot in November, it needed doing in September.

Do you need my water and electricity?

Water, yes, an outside tap is ideal. I carry my own hose and my machine is petrol driven, so I do not need a socket. If there is no outside tap I can usually run from a kitchen tap with an adaptor, or bring a tank for an extra charge if there is no supply at all.

How long does a driveway take?

A 25 square metre drive is about three hours including re-sanding. Forty square metres is most of a day. Heavy moss, a lot of edging or an awkward hose run adds time. I tell you the expected time when I quote, and the price does not change if it runs over.

What about the mess?

Jet washing makes a slurry of dirt, sand and dead algae, and it goes somewhere. I sweep and rinse the run-off to a drain or a soakaway before I leave, and I keep it off borders and lawns where I can. Windows and cars nearby get a rinse if they have caught spray. It will be tidier than it was when I arrived.

Can you seal it on the same day?

No, and anyone who says they will is either not really sealing it or is about to waste your money. The surface has to be properly dry first, which is two or three dry days after a wash for most paving. So sealing is a second visit, usually the same week if the forecast plays along.

What happens if it rains?

For cleaning, very little. It is already wet work and rain does not spoil it. For sealing it matters a great deal: rain within about eight hours of application ruins the job, so I will not seal on a doubtful forecast. If I move your sealing date it is because moving it is cheaper than doing it twice.

Do you do gutters too?

Yes. Gutter clearing from £65, cleared from the ground with a vacuum pole, downpipes checked and flushed, and photographs of every run so you can see the state of it without going up a ladder. Autumn is when the phone rings for this and September to November books up.
