Uckfield Driveway & Patio Cleaning

Uckfield is the furthest north I go regularly, 18 miles and a little over half an hour up the A26 through Lewes, and the jobs there are noticeably bigger than the ones on the coast.

That is a function of the housing. Inter-war and post-war properties on larger plots, later development on the edges, and a good number of houses out towards Framfield and Buxted with approach drives rather than parking spaces. A 90 square metre drive is unremarkable here and would be exceptional in Seaford.

Wealden clay

Uckfield sits firmly on the clay, and after ten years of working both sides of the downs the difference is obvious to me in the first five minutes on site.

Clay does not drain. Water that gets into the sub-base stays there and keeps the paving above it damp from below long after the surface has stopped looking wet. It also shrinks in a dry summer and swells through winter, with enough movement to lift and drop paving that was laid without an adequate sub-base.

Two things follow. Drying times are longer than anywhere else on my list, which matters because kiln-dried sand will not run into a damp joint. And seasonal movement is common, showing up as slabs that rock in February and sit flat in August, or joints that visibly open and close across the year.

Neither is caused by cleaning and neither is cured by it. What I can do is recognise it and tell you what you are looking at, rather than letting you assume the drive is failing.

Trees, and the stain that is not algae

The tree cover around Uckfield is the other defining feature, and it produces a specific problem that customers often mistake for dirt.

Tannin staining comes from wet leaves left on porous paving. The tannins leach out and soak into the stone, leaving brown or rust marks, sometimes as a general discolouration and sometimes as a clear leaf-shaped print.

That is inside the material. A biocide, which kills living growth, does nothing to it. Pressure removes some of the surface-bound material and cannot reach the rest without eroding the stone. On dark block paving it usually washes out well enough. On pale concrete or light sandstone it commonly lightens rather than disappears, and I say so at the quote stage.

The most effective treatment is prevention, which is clearing leaves before they sit and get wet. That is free advice and it is worth more than anything I can apply.

Bigger jobs need different planning

A 90 square metre block paved drive is a full day of cleaning and a return visit to re-sand, which on clay in winter might be two days later rather than the next morning.

That is worth knowing when you book, because I would rather give you a realistic two-visit plan than tell you it is a day’s work and then be back on Thursday explaining myself. Large jobs are quoted with the return trip included.

Long approach drives are frequently part gravel and part hard surface. I clean the hard sections. Gravel cannot be jet washed, because the water simply throws the stones around, so if your drive is largely gravel with block paving near the house, the quote covers the block paving and I will be explicit about where the line falls.

The cost of a bigger drive

At £5.50 a square metre for block paving, a 90 square metre drive is £495 including re-sanding. Sixty square metres is £330. The rate does not change with size and the minimum charge is irrelevant at this scale.

A joint-stabilising sealer at £7.50 a square metre becomes a serious sum on a large drive, so on the bigger jobs I usually suggest sealing only the section that takes the traffic and the turning, rather than the whole run down to the road. That is a conversation worth having on site.

My drive has brown marks that will not wash off. What are they?

Tannin staining from leaf fall. Wet leaves sitting on porous paving leach tannins into the material, leaving rust or brown marks often in the shape of the leaf. It is a stain inside the stone rather than growth on top of it, so a biocide does nothing and pressure only lifts part of it. On pale concrete and sandstone it usually lightens considerably rather than disappearing. I tell people which marks I expect to go and which I expect to fade, before I start.

My drive is 90 square metres. Is there a discount for size?

Not a formal one, and the rate itself is already the discount. My setup, hose run and travel are the same whether the drive is 30 square metres or 90, so a large job carries proportionally less of that overhead. What a big drive does change is scheduling: 90 square metres of block paving is a full day plus a return trip to re-sand, so I need a clear day rather than a gap between two other jobs.

Why does it take longer to dry here than at the coast?

Clay and trees. Wealden clay drains slowly, so water sits in the sub-base and keeps wicking up through the paving. Tree cover cuts the sun and the airflow that would otherwise dry the surface. Between them, an Uckfield drive can take a full day longer to be ready for sand than an equivalent drive at Seaford. In winter I plan on two visits as a matter of course.

Do you clean the drives at the properties out towards Buxted and Framfield?

Yes, and Maresfield, Isfield and Little Horsted as well. The long approach drives out that way are often part gravel and part hard surface, and I can only clean the hard sections, so it is worth sending a photograph of the whole run so I can be clear about what is included before you get a price.
